Best Buy and PetSmart Net Leased Properties in Texas

Dallas, Texas - The Net Lease Properties information today is from The Big D area, Dallas, Texas. The Waxahachie Crossing Retail Shopping Center in Waxahachie, Texas has sold for $15.5 million. Inland Real Estate Acquisitions Inc. purchased this net leased property for approximately $160 per square foot. Inland Real Estate Acquisitions, Inc. purchased this net leased property with an agreement for Inland Diversified Real Estate Trust, Incorporated.

This triple net lease property sits in Waxahachie which is approximately 27 miles South of Dallas. This triple net leased property is part of the Dallas MSA (metropolitan statistical area). The triple net lease property is situated off Highway 77 with approximately 29,000 cpd (cars per day) and Highway 287 with approximately 39,711 cpd (cars per day). The net leased property in Waxahachie which is the county seat of Ellis County. We do not have information on the Commercial Loans on this NNN Lease Investment acquisition.

This Texas net leased property is an approximately 96,979-square-foot retail shopping center with high quality Tenants. The net leased property, Waxahachie Crossing shopping center, is anchored by Best Buy, Ross Dress For Less and PetSmart. The net leased property is fairly new as it was built in 2009. Some other NNN Lease Properties tenants on this deal include Famous Footwear, Maurices and an AT&T cellular store. The Texas Retail Shopping Center is approximately 97% leased. The net leased property has shadow-anchored properties which are Home Depot and a JC Penney, however they were not included in this NNN Lease Investment acquisition.

Waxahachie Crossing shopping center has triple-net leases with the superb tenants and those Tenants pay their own taxes, insurance and common area maintenance. The Waxahachie Crossing shopping center Anchor tenants have newly inked 10-year NNN leases. Some of the other net leased property tenants are on five-year original term leases.

The net leased property, Waxahachie Crossing, should continue to prosper as this area has an excellent industrial and distribution job base. Also NNN Lease Investments in the area are near a Walgreen’s distribution center and major facilities for Owens Corning, Dart Transit, Baylor Medical and U.S. Aluminum.

In the immediate area is the Waxahachie Towne Center located on 1450 US Highway 77 North. This retail power center has Target, Lowe’s and Belk. California Triple Net Lease Properties in 1031 Exchange


Denver, Colorado - Our Net Lease Properties reports are all about 1031 Exchange transactions for the evening. The first bit of 1031 Exchange information is on an Office Building being sold. A Commercial Real Estate Investor, B.S.F. Investment Group LLC purchased the Dry Creek Office Village complex. This net-lease property is located at 7200 E. Dry Creek Road in Centennial, Colorado. B.S.F. Investment Group was in a 1031 Exchange for this commercial real estate. They purchased it from F&C Holdings LLC for a 1031 Exchange. F&C Holdings LLC had purchased the Office Complex back in 2007 from Gerald Connell. F&C Holdings LLC bought the Office Complex for $3.2 million, or approximately $59 per square foot. They recently sold it for approximately $3.82 million, or about $70 per square foot. The Arapahoe County Office Complex had been marketed for sale at $4 Million.

More information on the progression of sales of this Dry Creek Office Village complex was Connell bought it in 1996 for $2.3 Million. This commercial real estate is an eight-building office park. This Commercial Property is known as a Class C office park that totals 54,195 square feet. The Commercial Property was originally built in 1978 and had some renovations completed in 2008.

Dry Creek Office Village complex is on 3.69 acres of value-add property. Dry Creek Office Village complex is situated at the corner of Dry Creek and Quebec, in Denver's Southeast submarket. Dry Creek Office Village complex totals approximately 54,197 square feet and benefits from a close proximity to I-25 and a new light rail development. "Value Add" means that a commercial property has the opportunity for the NNN Commercial Real Estate Investor to be able to increase the Net Operating Income (NOI).

The "NNN" triple net lease property features a full pharmacy, digital photo lab and cosmetics center as well as a drive-through. The NNN Walgreens store has approximately 25 employees. Also, this NNN Walgreen's has a photo lab that features in-store full-size poster printing, a feature unavailable at most of the older Walgreen's.

Deutsche Bank spent three years renovating the Office buildings to make them more environmentally friendly and they have started the process of moving 2,800 people back into the Commercial Office Building. Deutsche Bank may sell the Frankfurt commercial property for 500 million euros, as the Financial Times Deutschland reported recently.

Net Lease Investment Portfolio Sold

Lancaster, Pennsylvania - Net Lease Properties news today is on a net leased investment portfolio which was sold. Pennsylvania Real Estate Investment Trust (PREIT) sold the net leased investment portfolio for approximately $134 Million. RioCan Real Estate Investment Trust did a joint venture with Cedar Shopping Centers, Inc for this acquisition. These Companies purchased the portfolio of five net leased grocery anchored and retail centers located in Pennsylvania, Virginia, and New Jersey.

The five net lease properties include the following:

New River Valley Center is located in Christiansburg, Virginia, approximately 55 miles north of the Virginia / North Carolina state border. This leased retail center is in close proximity to Virginia Tech University. New River Valley is a 165,000 square foot new format retail center which was built in 2007. The tenants at the property include a 30,000 square foot Best Buy (lease carries to 2018), Old Navy, Ross Dress for Less, Bed Bath & Beyond, Staples, and PetSmart.

Pitney Road Plaza is located in Lancaster, Pennsylvania, which is situated midway between Philadelphia and Harrisburg Pennsylvania. Pitney Road Plaza is a new format, leased retail center and was constructed in 2009. The commercial real estate acquired is a 46,000 square foot freestanding Best Buy (lease carries to 2020), which is part of the overall center that is shadow anchored by Costco and Lowe's (Lowe's, a viable triple net lease property to consider).

Creekview Center is a 136,000 square foot, leased, grocery-anchored shopping center that was constructed in 2001. This commercial real estate is anchored by a 49,000 square foot Genuardi's Supermarket (Safeway) (lease expires in 2021). This leased grocery-anchored shopping center is located in Warrington, Pennsylvania, a suburb of Philadelphia. This net lease property is shadow anchored by a Target and a Lowe's Home Improvement Warehouse. Other major tenant leases are for Bed Bath & Beyond and LA Fitness.

Sunrise Plaza is anchored by a 131,000 square foot Home Depot (lease expires 2038), a 96,000 square foot, net lease Kohl's Department Store (lease expires in 2029), and a 20,000 square foot Staples. These net leased properties may be triple net leased properties and non recourse loans could be available on these net lease investments. Sunrise Plaza is located in Forked River, New Jersey, approximately 55 miles east of Philadelphia. Sunrise Plaza is a 254,000 square foot new format retail center and was constructed in 2007.

Monroe Marketplace is the other commercial real estate investment in this portfolio. This net lease property is located in Sellinsgrove, PA, which is located in central Pennsylvania along the Susquehanna River. This 335,000 square foot, leased, grocery-anchored shopping center that was constructed in 2008. Monroe Marketplace is anchored by a 76,000 square foot Giant Supermarket with a lease until 2028. This net lease investment also has a 68,000 square foot Kohl's Department Store with a lease until 2029. The net lease investment is shadow anchored by a 127,000 square foot Target. Other major tenants at the subject property
include Best Buy, Dick's Sporting Goods, Bed Bath & Beyond, Michael's and PetSmart.

Net Lease Properties News from NY to Seattle

New York, NY - Net Lease Properties has 2 reports for today. We start with a REIT from New York. CapLease, Inc. is a real estate investment trust (REIT). The trust invests primarily in single tenant commercial real estate assets net leased primarily to investment grade corporate tenants, and government tenants.
CapLease has been upgraded to Market Perform from Underperform at Wells Fargo. The stock closed recently at $4.98 on volume of 127,500 shares, below the average daily volume of 215,465.
A key to their success is that CapLease is an active purchaser of properties leased long term to high credit quality tenants.

Our next bit of Commercial Real Estate news comes from the Pacific Northwest again.
Target Corp. has just acquired office and retail space in downtown Seattle. Target is said to have plans to open a store there, possibly within a year.
Target paid Seattle's HAL Real Estate Investments $15.5 million for the 103,442 square-foot Pike Plaza commercial property and parking garage. This Commercial Real Estate is on the west side of Second Avenue, between Pike and Union streets, at the base of the Newmark Condominiums.
This commercial space known as Pike Plaza encompasses three stories. The property is close to the Seattle Art Museum, Pike Place Market and the University Street light rail station.

FARMINGTON HILLS, Michigan - Agree Realty Corp. has purchased a retail property Net-Leased to CVS/Caremark Corp. in Atchison, Kan., for $4.2 million. This purchase of the Commercial Real Estate property that is net leased to CVS, supplements their roster of national tenants and continues to diversify their Investment Property Portfolio of net leased retail properties.

A net lease is where the tenant normally agrees to pay for ownership expenses, including utilities, repairs, insurance and taxes. Also, NNN Properties with No Landlord responsibilities in a strong retail area with an above average household income and long term net leases are highly desirable. Corporate Tenant Lease Portfolio Sold

NEW YORK - Net Lease News for today is that iStar Financial Inc. (NYSE: SFI), a publicly traded finance company focused on the commercial real estate industry, has completed a sale of 32 real properties, or interests therein. This sale of real properties is to various subsidiaries of Dividend Capital Total Realty Trust Inc. The Commercial Real estate properties are leased to a diverse group of corporate tenants, primarily on a triple net lease basis.
iStar's portfolio is highly diversified by product type, geographic area, loan structure and origination vintage.

The aggregate purchase price for the portfolio was approximately $1.35 billion, before closing costs and other items. iStar Financial provided Dividend Capital Total Realty Trust Inc. with mezzanine loans totaling approximately $106 million as part of its financing for the transaction.
These mezzanine loans bear interest at an initial blended rate of 8.8% per annum and have effective maturities of three and five years. The balance of the purchase price was received in cash.

The Company expects to use the proceeds from this transaction to repay a $925 million loan secured by the properties being sold, as well as for general corporate purposes.
Company expects to recognize approximately $250 million gain associated with transaction.

$250 Million, 5.75% Senior Unsecured Notes Rated 'BBB+'

NEW YORK - Further news regarding yesterdays announcement of the Sale-leaseback of Triple Net Leased Properties.
Fitch Ratings has assigned a 'BBB+' credit rating to the $250 million par value 5.75% coupon rate senior unsecured notes issued by Realty Income Corporation. The notes, which mature in 2021, were issued at 99.404% of par to yield 5.826% to maturity. Realty Income's Issuer Default Rating (IDR) is 'BBB+' and the Rating Outlook is Stable.
The company will use the proceeds from the offering, along with borrowings under Realty Income's revolving credit facility, to acquire 13 winery and vineyard properties. These Commercial Real estate properties are located throughout the Napa Valley in Napa, California, valued at $269 million. The properties are subject to 20-year Triple Net Lease agreements with Diageo Chateau & Estate Wines and are guaranteed by Diageo Plc.

Sale-Leaseback Transaction for Triple Net Lease Properties

Escondido, California - Realty Income Corporation, the Monthly Dividend Company (R), has recently announced that they have signed a definitive purchase agreement to acquire approximately $269 million of winery and vineyard properties. These Commercial Real Estate properties will be under long-term, Triple Net Lease agreements.

Realty Income will acquire the properties subject to 20-year, Triple Net Lease agreements with Diageo Chateau & Estate Wines and guaranteed by Diageo Plc (NYSE ADR: DEO). Diageo Plc is one of the world's leading premium drinks company. The company produces and distributes more than 65 consumer brands in 180 markets worldwide and carries investment grade corporate debt ratings from Fitch Ratings (A-), Moody's Investors Service (A3) and Standard & Poor's Ratings Group (A-). Diageo's shares are listed on both, the London and on New York Stock Exchanges.

The Commercial Real Estate properties to be acquired are located throughout the Napa Valley in Napa County, California. Napa Valley continues to be the United States premier wine producing region. The Triple Net Lease properties are comprised of approximately 2,000 acres of vineyard properties as well as the winery, production, retail and visitor center buildings of both the Sterling Vineyards winery and the Beaulieu Vineyards (BV) winery with combined leasable space of approximately 400,000 square feet.

Mesa, Arizona - An Investor purchased the leasehold interest of a Single-Tenant Walgreen's in Mesa, Arizona. The purchase price was $1,625,000.
The approximately 15,000 square foot Walgreens store sits on approximately 2 acres of a Safeway anchored shopping on the “hard corner” of Power and McKellips Road in the City of Mesa.
This is a very strong location, it was on the most desirable corner of the highly trafficked intersection across from such retailers as Target, McDonald’s, and Home Depot. The intersection of Power Road and McKellips provides for an average daily traffic count of more than 65,000 cars. The combination of the location, Walgreens’ stellar credit rating, and the above market yield made this acquisition a strong addition to any Portfolio.

The Buyer was a Southern California based private investor. The acquisition enabled the investor to achieve an annual cash-on-cash return of more than 19%, with an annual equity yield of 23%, it has been told.
